Rental rates are rising around MSU Mankato. The average increase around campus ranges from 10 to 40 extra dollars a month. Matt Atwood of Atwood Property Management says with MSU getting rid of Gage Towers and increasing its enrollment cap, demand for places to stay near school is high. However he says the increasing costs of utilities plays a much stronger role in rental rates. Atwood says, "We typically pay for the heat, water, sewer, trash, high speed Internet and of course taxes and insurance."

Atwood says most student apartments include utilities and when those rates go up rent follows with it. He says in his properties the average increase renters will see for the 2013–14 school year is around $10.
